If you’re weighing up a kitchen extension in Edinburgh or East Lothian, the first question is almost always the same: what’s it actually going to cost? It’s a fair question — and one that’s hard to answer from national “extension cost calculator” sites, because Edinburgh’s mix of tenements, Victorian terraces and stone-built villas comes with structural quirks that generic UK averages don’t account for.
This guide breaks down realistic 2026 costs by extension type, what pushes a project to the top or bottom of that range, and why the way you contract the work matters almost as much as the design itself.
Typical Kitchen Extension Types in Edinburgh
Most kitchen extension projects we see locally fall into one of three categories:
Single-storey rear extension The most common option for terraced and semi-detached homes across areas like Portobello, Leith and Musselburgh. It extends the kitchen into the back garden, typically adding 15–25m² and often incorporating a dining or family space.
Side return extension Common on Victorian terraces with an unused side passage alongside the kitchen. Infilling this space is usually cheaper per m² than a full rear extension because you’re only building two or three new walls rather than a full structure, and it doesn’t eat into garden space.
Open-plan kitchen-diner extension A combined rear-and-side approach, often knocking through internal walls as well as extending outward, to create one large open living space. This is the most popular choice for families wanting a proper “hub of the house” kitchen, but it’s also the most involved from a structural and services perspective.
Kitchen Extension Cost Per m² in Edinburgh (2026)
Edinburgh build costs sit above the UK national average, largely due to higher labour demand, tighter access on tenement and terrace sites, and the amount of stonework and roofing detail involved in matching older properties.
| Extension size | Structural build cost (shell only)* | Fully fitted, move-in ready** |
| 15–20m² single-storey rear | £3,000–£4,200/m² (approx. £50,000–£85,000) | Add £20,000–£40,000 for kitchen, flooring & finishes |
| 20–30m² kitchen-diner or side return | £3,000–£4,200/m² (approx. £65,000–£125,000) | Add £25,000–£50,000+ for kitchen, flooring & finishes |
| 30m²+ open-plan extension | £3,000–£4,200/m² (approx. £105,000–£140,000+) | Add £30,000–£60,000+ depending on specification |
*Shell cost covers foundations, structure, roof, insulation, windows/doors, plastering and basic first-fix electrics/plumbing. Excludes VAT, professional fees and finishes. **Fully fitted figures include kitchen units and appliances, flooring, second-fix electrics, decoration and any structural alterations to the existing house (e.g. removing a load-bearing wall to open into the extension).
These are guide figures rather than a quote — the only way to get an accurate number for your property is a site visit, since Edinburgh’s older housing stock throws up variables a generic calculator can’t see.
What Drives the Cost Up?
A handful of factors consistently separate a £60,000 project from a £110,000 one:
- Structural work. Removing a load-bearing wall between the existing kitchen and new extension usually means steel beams, which adds cost for both the steel itself and the engineering sign-off. Extensions on sloped sites or with retaining walls also add groundworks cost.
- Glazing. Bi-fold or sliding doors, roof lanterns and large expanses of glass look fantastic and are often the whole point of extending — but they cost significantly more than a standard brick wall with a window, both in materials and in the structural support they need.
- Services. Relocating drainage, moving a boiler, or running new electrics and plumbing to a different part of the kitchen all add cost that isn’t always obvious from the headline design.
- Finish level. The gap between a builder-grade kitchen fit-out and a bespoke joinery kitchen with stone worktops can easily be £15,000–£20,000 on its own.
Planning Permission and Building Warrant
Edinburgh’s mix of conservation areas, listed buildings and tenement flats means planning rules here are less predictable than a lot of the country. Some single-storey rear extensions may qualify as Permitted Development, but many won’t — particularly in conservation areas, on flats, or where the extension is visible from a road. A Building Warrant from the City of Edinburgh Council is a separate requirement and is needed for essentially all extension work, regardless of planning status.
We’ve covered exactly what applies to your property type, and how long approval typically takes, in a dedicated guide: Do You Need Planning Permission for a Kitchen Extension in Edinburgh?
Why All-Inclusive Contracting Protects Your Budget
One of the biggest reasons kitchen extension quotes vary so much isn’t the build itself — it’s how the project is contracted. Managing your own structural engineer, groundworker, roofer, glazier, electrician, plumber and kitchen fitter as separate trades might look cheaper on paper, but each one prices in their own margin, and coordinating the handover between them is where budgets and timelines usually slip.
Working with a single contractor who manages the whole build — structural work, glazing, services and kitchen fit — under one fixed-price contract removes that layered subcontractor markup, gives you one point of accountability if something goes wrong, and means the schedule is one person’s responsibility rather than six.
If you’re comparing quotes, it’s worth asking directly whether a price is genuinely all-inclusive or whether it excludes services, finishes or project management — that’s usually where the “final bill is higher than the quote” problem comes from.

Reviews
Always excellent. We have had several great projects with Mike, and appreciate his responsiveness and the high quality of the work.
Despite a couple of delays and slight cost overrun (mostly not their fault - massive unexpected girder under the floor - bit of a hassle no-one knew about) and some minor miscommunications (mutual) we are incredibly happy with the work done. Clean, crisp, professional finish. Good work ethic, friendly service, worth the money!
Excellent service. Great advice given. Really helpful and professional. Would highly recommend and will be back for more work in the next year! Thank you!
Mike at Scott-Eco did a fantastic job on my house - the work involved removing a structural wall to architect specifications, fitting an entirely new kitchen, and levelling the floor between the rooms.
Mike really went above and beyond - frequently working long days and even weekends. He managed the project and kept us well informed throughout the process, with updates and photos of the work as it progressed, and he was able to make necessary adjustments to the plans when issues arose.
The work was completed to a high standard surprisingly quickly. We're very happy with the final result.
Mike and his team (shout-out to Ludo the master tiler!) were excellent. They did a whole kitchen and en-suite bathroom refurb for us. Mike was extremely communicative, professional and prompt. The price was also competitive, and the finished products are a dream. We would recommend them in a heartbeat.
